Criteria for Rental Applicants

  • No returned or insufficient funds checks in the past 12 months
  • Applicants must be over 18 years of age
  • Positive references from two previous landlords
  • Each applicant must qualify individually unless they are married
  • Rent paid on time every month
  • No evictions for the past 7 years
  • No more than 3 rental late payments on credit record in the past 3 years
  • No bankruptcies in the past 7 years
  • No felonies in the past 7 years which resulted in a conviction for murder, arson, rape, or any crime that resulted in lifetime listing on a state sex offender registry (or would have resulted in such registration if the registry existed at the time of the crime)
  • No convictions for drug use or domestic violence in the past 7 years
